Student Properties

We are proud to offer a wide variety of student properties, ranging from 1-bedroom apartments, to large 13-bedroom house shares. You are able to see the selection by navigating to the ‘Student’ tab at the top of this page.

Application

Application forms are available upon request. Once submitted, along with the £50.00 advance rent payment, the relevant property/room will be taken offline. Within 7 days, the tenancy agreement will require signing, and the further £150.00 advance rent payment will be required.

Advance Rent Payments

We ask for a £50.00 advance rent payment upon submitting the application form. Within 7 days, we ask for a further £150.00 advance rent. This total sum is deducted off the first instalment of rent in September.

Tenancy Agreement

The vast majority of our tenancy agreements are 50-week fixed term tenancy agreements. If any property offers a different agreement, the relevant information will be available on the property advert page.

Guarantor info

We require a UK based homeowning guarantor to sign a ‘Deed of Guarantee’ which states that they will be responsible for any shortfall of monies that the tenant is owing.

Withdrawal

Should you wish not to go ahead with signing the tenancy agreement, the advance rent payment of £50.00 will not be refunded. Should you have paid the full £200.00, £150.00 will be available for refunding if you supply a suitable replacement tenant, who successfully applies and signs for the property. If you have signed your tenancy agreement, your liability for the agreement (and your guarantor if the Deed of guarantee is signed) will remain, until a replacement is found, either by lettings first Plymouth, or the tenant. If the tenant is successful is supplying the replacement, £150.00 of the advance rent will be re-imbursed to the tenant.

Council tax

Council tax is not payable if you are in full time education, and the property will remain exempt from Council tax. Should your status change, and the Council tax becomes payable, you will be responsible for paying the Council tax for the property.

Utility bills

Our all-inclusive student properties include gas, electric, water, broadband, and a communal TV licence. Gas, electric and water usage is subject to a fair usage policy, which will be signed alongside your tenancy agreement (this document is available upon request). Our fair usage has been calculated with nearly 10 years’ experience of student property utility consumptions. If a properties stated price does not include utilities, this will be stated on the advert.

Emergency line

There is a 24-hour emergency line available to our housemates. This is for genuine emergencies that will not be able to wait until the following working day. Please note that if the emergency callout required is due to misuse/negligence (IE locking yourself out of your room) charges will apply. These charges are £30.00 up until 10pm, and £50.00 thereafter.

Deposit

No deposits are required for our student properties.

 

Residential Properties

We are proud to offer a wide variety of residential properties, ranging from 1-bedroom apartments to lovely 4-bedroom homes. Follow us on our social media platforms to keep up to date on what is available.

Application

Application forms are available upon request. Once submitted, along with the advance rent payment of £100.00, the tenancy agreement will require signing and deposit will need to be paid within 7 days.

Advance rent payment

We ask for a £100.00 advance rent payment upon submitting the application form. Within 7 days, we ask for the deposit to be paid (which is equivalent to a month’s rent). We then require the first month’s rent minus the £100.00 advance rent paid to be paid prior to key collection. Please note if the £100.00 is paid, and the application is un-successful, the £100.00 will be refunded.

Deposit

We ask for a deposit equivalent to a month’s rent. Upon receipt of this payment, and successful; application, the deposit will be registered with the Deposit Protection Scheme.

Tenancy info

The majority of our residential tenancy agreements are 6 month assured shorthold agreements. This will become periodic after the 6 months has transpired.

Withdrawal

If you have paid the advance rent, and decide not to go ahead with the agreement, the advance rent will not be refunded. If the deposit has been received, but no agreement has been signed, the deposit will be refunded, but the advance rent payment will be retained by Lettings First Plymouth. If you have signed the agreement, and all monies are paid, your liability for the agreement will remain, until a replacement is found, either by lettings first Plymouth, or the tenant. If the tenant is successful in supplying the replacement, the correct proportionate amount of rent will be refunded.

Council tax

Council tax will be payable by yourself as the tenant, as outlaid within the tenancy agreement. If you are in education / are a single person, you may be eligible for a discount. Further information regarding this can be found here.
