Holding Deposit

Upon submission of this application form, a holding deposit of £50.00 is required to reserve the room whilst Lettings First Plymouth Ltd undertakes referencing and the pre-tenancy process. The holding deposit may be retained where permitted by law if the applicant; withdraws from the application, provides false or misleading information which materially affects their suitability to rent, fails a Right to Rent check; or fails to take all reasonable steps to enter into the tenancy agreement before the agreed deadline.

Rent in advance

Once the tenancy agreement has been signed by all parties, a further £150.00 will become payable. This payment is rent in advance and, together with the £50.00 holding deposit, will be credited towards your first month’s rent, resulting in a total £200.00 credit towards your first month’s rent.

We require a UK based homeowning guarantor to sign a ‘Deed of Guarantee’ which states that they will be responsible for any shortfall of monies that the tenant is owing.

Council tax

Council tax is not payable if you are in full time education, and the property will remain exempt from Council tax. Should your status change, and the Council tax becomes payable, you will be responsible for paying the Council tax for the property.

Utility bills

Our all-inclusive student properties include gas, electric, water, broadband, and a communal TV licence. Gas, electric and water usage is subject to a fair usage policy, which will be signed alongside your tenancy agreement (this document is available upon request). Our fair usage has been calculated with nearly 10 years’ experience of student property utility consumptions. If a properties stated price does not include utilities, this will be stated on the advert.
